What home maintenance should I do every year?

A good yearly baseline: clean the dryer vent, have the chimney inspected if you have one (the NFPA recommends it every year, gas or wood), clean the gutters twice, look the roof over from the ground, and have the garage door tuned up. Air ducts are on a longer cycle, usually every 3 to 5 years. The calendar above spreads these across the year for your climate.

When is the best time to have a chimney swept?

Before you need it: late summer or early fall in places with real winters, and before the cooler months anywhere else. That way any repair the inspection turns up can be done before the first fire.

How often should gutters be cleaned?

Twice a year is the general rule: once in late spring and once after the leaves have fallen. Homes under pines or heavy trees often need it more. In hurricane areas, having them clear before June 1 matters most.

When should I seal coat an asphalt driveway?

In warm, dry weather, because the sealer needs it to cure, and usually every 2 to 3 years. Cracks are filled first. Brand-new asphalt needs months to cure before its first coat.

When is hurricane season?

The Atlantic hurricane season runs from June 1 to November 30. That is why the calendar puts storm prep in May and a roof check in December when hurricane season is switched on.
